A party wall, as defined by the UK Government, is a wall that sits on the land of two or more owners and is either part of a building or is erected on common land, such as a garden wall. Walls that are technically on one owner's land but are used to separate structures by other owners are also termed party walls. The Party Wall etc. Act was passed in England and Wales in 1996 to establish a procedure for settling disputes between adjoining properties.

Simply put, alterations to a party wall must be agreed upon by all parties that share usage or ownership of the wall. A party wall surveyor is someone who has been particularly trained to deal with disputes involving a party wall. The building owner who is carrying out the work is usually responsible for paying any party wall surveyor fees - and there might be one, two, or three surveyors involved.
